Just The Facts Ma’am, Just The Facts – Part 1

I wish we could address these words to our mainstream media. It would be a refreshing change to get just the facts.

The dismal reports concerning the nation’s real estate markets are affecting consumer confidence and impacting real estate markets that are, in all actuality, in a very good position in the marketplace. If you listen to the media, you may get the impression that there are no markets in the nation that are not in a downward trend. This is simply not true and that is a fact!

The negative reports that you hear about, while they may be true, can also be very misleading. To give a true reflection of the state of affairs across the nation, the reports need to use the same data for comparison. This is seldom the case and is the reason why so many reports seem to conflict each other. Some reports include single family residences only, while others include any residential sale including multi-family structures such as townhouses, condos and co-ops. To get the facts, reports need to be based on the same time period, the same type of home sales and the market areas. Unfortunately, this rarely if ever happens.

Real Estate is a local affair and can even vary from neighborhood to neighborhood in the same city. Real Estate is not an area where blanket statements can be made, there are just too many variables.
